Emergency Lighting

Keeping your building safe, compliant and visible when it matters most

Emergency lighting is essential for safely evacuating a building during a power failure, fire, or other emergency. Whether you need routine testing, system repairs, new installations or full upgrades to modern LED systems, we ensure your emergency lighting is fully compliant, reliable and ready when you need it most.

Why emergency lighting matters

Life safety: clear escape routes, even in darkness

A properly designed and maintained emergency lighting system ensures escape routes, exits, stairways and high-risk areas remain illuminated if the main lighting fails. This reduces panic, guides occupants safely out of the building and supports the work of emergency services.

Compliance with BS 5266 & workplace regulations

Emergency lighting must meet strict requirements under British Standards and the Regulatory Reform (Fire Safety) Order. Regular testing, correct documentation and suitable system design are essential for compliance — and may be required by insurers, landlords and H&S policies.

Modern efficiency, reliability & cost savings

Upgrading to modern LED emergency lighting reduces energy consumption, improves performance and significantly cuts maintenance. Smart test systems can even automate monthly checks, making compliance easier and more cost-effective.

When should emergency lighting be tested or upgraded?

You should consider testing, repairs or upgrading if:

  • Monthly or annual tests are overdue

  • There is no current logbook or test certificate

  • Lights fail to illuminate for the required duration (typically 3 hours)

  • Your system still uses old fluorescent bulkheads or ageing batteries

  • Escape routes or building layouts have changed

  • Your fire risk assessment recommends improvements

  • Recent EICR or fire-safety audit flagged issues with emergency lighting

  • Self-test luminaires are failing or showing repeated faults

If you’re unsure, we can carry out a quick inspection to advise on repairs vs full upgrades.

Who needs emergency lighting?

Most non-domestic buildings are legally required to have emergency lighting, including:

  • Offices and commercial buildings

  • Warehouses and logistics facilities

  • Schools, colleges and universities

  • Gyms, leisure centres and swimming pools

  • Hotels, hospitality spaces and restaurants

  • Retail premises

  • Multi-occupancy residential buildings (communal areas)

  • Healthcare environments and clinics

We design systems that match your building layout, occupancy type and risk profile.

Monthly & annual testing

We carry out the required functional (monthly) and duration (annual) tests, checking illumination levels, battery performance, charging indicators and luminaire condition. Results are recorded in your logbook to maintain compliance.

Repairs, replacements & upgrades

Faulty luminaires, batteries or control gear are repaired or replaced. We can transition old fluorescent or halogen units to modern LED alternatives for better performance and reduced ongoing maintenance.

New system design & installation

If your building needs new emergency lighting or additional coverage, we design and install a compliant system based on BS 5266. This includes escape route lighting, open-area “anti-panic” lighting and high-risk task area illumination.

Self-test & central battery systems

We install and maintain self-test luminaires, as well as central battery and DALI-based test systems for larger or more complex buildings.

Logbooks, certification & compliance documentation

All inspections, tests and installations are recorded in compliance with BS 5266 and associated fire safety legislation.

What we do as part of emergency lighting work

Our simple 4-step approach

1

Site review & compliance check

We survey your building layout, existing system (if any), test records, fire strategy and any recommendations from previous audits.

2

Design & quotation

For new or upgraded systems, we design the emergency lighting layout, choose appropriate luminaires and provide a clear, itemised quote.

3

Installation, repairs or scheduled testing

Works are carried out at a convenient time, including out-of-hours if needed. Whether it’s routine testing or full installation, we minimise disruption to your day-to-day operations.

4

Testing, certification & handover

All systems are tested to confirm correct operation and duration. You receive updated logbooks, certificates and clear guidance on future testing and maintenance.

Managing disruption & access

We understand emergency lighting often runs alongside your main lighting and operations. We:

  • Carry out testing with minimal impact on staff and customers

  • Work out-of-hours where needed

  • Coordinate with your fire safety team or responsible person

  • Document faults clearly so they can be addressed promptly

  • Provide temporary lighting solutions during major works if required

What you receive

After testing, repairs or a new installation, you’ll receive:

  • Emergency lighting test certificates (monthly/annual)

  • Updated logbook entries

  • New system documentation (if installed)

  • Photos and details of upgraded fittings

  • Clear recommendations for future maintenance

  • As-fitted drawings, if part of a new installation

  • BS 5266 compliant documentation for your fire risk assessment

Everything is laid out clearly and ready for audits, insurers or regulatory checks.
